Located at the gateway to Oxford City centre, and just 200 metres from Oxford railway station, Bridge Labs is an exceptional location. The site is currently home to a 65,000 sq ft 70’s office building and book storage facility.
The building will be extensively reimagined, reconfigured and extended to create a state-of-the-art laboratory building. Reusing the robust concrete frame provides considerable carbon savings over new build and UBS/Reef hope it will be their most environmentally friendly research facility to date.
The reimagined building will offer approximately 115,000 sq ft (NIA) of purpose-built laboratory and office space that will form part of Oxford’s most sought-after life science cluster. The proposal also includes extensive public realm works and landscaping with new roof terraces, active streetscape and revitalised boat house and garden for community use.
UBS has bought the long leasehold from Christ Church with development partner, Reef, and are progressing designs options with the Council’s planning team. Planning is due to be submitted later this years.
